Hahaha, Swain would be the worst investment ever. There isn't a large enough population around it to support the mountain, and it doesn't pull business from any big cities in the area due to its location and the fact that it simply couldn't meet capacity. Swain reached its prime 7 years ago as said, when it was the first in the area to build a good park (for the time). In the time since then, the park has gotten worse and business has declined to the point that I have no idea how they are able to stay open anymore. It would be perfect for a really good park, but I doubt the snowmaking is even good enough to blow enough snow for one decent (60+ ft) table.
I don't know, I shouldn't be ranting since I grew up there, but from a business standpoint it's just bad news no matter how you look at it.
