I work weddings at a hotel and it amazes me how much people spend on weddings and such. Last night they spent 6 grand on the bar I was backing for and that was only one of the 3 bars

my blue heelers going on fourteen and he’s started having seizures the past month or so like one every week or two. And his back legs have been rly stiff and slipping out. Really makes me sad thinking about losing him. Gonna take the old boy swimming today at a waterfall where it’s nice and cold, see if it helps his legs and back. Doc said there was nothing to worry about. And if the seizures continued he’d put him on meds. Just kinda dawning on me he won’t be with me for ever. I can’t think of a time he hasn’t been with me since I was little. Regattas, road trips, skiing, soccer games, injuries, break ups. Hoping he makes it to 20. He’s got a lot of life left in his eyes, just don’t know about his body :/

I'm so fucking over houses and I just started looking lol. Lady and I make around 150k a year combined. And we can't afford anything really over 350k ish with a 20% down. That puts us at give or take 2100ish a month at an optimistic interest rate

This is all I see on Zillow every single time. Fucking ridiculous. We have very good jobs and no kids. Make 70-80k more than the median household income here.....and we can't afford a 1960s starter home without it being next to 4 crack dens or having major structural issues.

How is this sustainable?

I do not think building our way out will solve it. I, also, do think real estate will become less desirable and funds will be less inclined to park their money there. There are many reasons I think this. Companies are more irrational and short term focused than we want to believe. Especially publicly traded ones.

Let’s factor in commercial real estate vacancy rates, increased rates on borrowing, etc etc. Companies will not let major losses just sit on their books

Yes they do, including vail resorts. But they also don’t own as much of the real estate market as you think.

We also have to couple in the clamping down on STR like nyc just rolled out and the cooling of the “AirBnB economy”.

All of this means eventually people will cut their portfolio of rentals, people retire, people die, etc. People are looking at data from websites like airdna thinking their little POS bungalow is worth $500/night. The market is way oversaturated and that’s a chunk of the problem. 2nd, 3rd homes being utilized as STR.

Families will eventually get over their golden handcuff rates and want to move, as well.

Its very apparent the fed is keeping rates high to cool runaway home prices. We have been seeing pretty much unprecedented appreciation of home prices which is largely from this fomo madness that kicked off during COVID.

think this will continue. I work in the industry so I hear it all the time but there’s nothing of substance to it. It’s also in the finance and real estate sectors interest to tell people the market only goes up.

Let’s not forget the Zillow bidding fiasco too at the start/middle of the pandemic. I could drone on and on and on about all this but all I really have to say is: we’ll see.

PS October - student loans. Retail expecting a tightening of the belt. We’ll see what comes of that.

I am. This is why I'm trying to buy a house within 2 years.

I'm next to one of the afb that are getting the b21. Current estimates for new service members in my 80,000 person town is about 3000. If you include family members, I've heard estimates of 7-10,000 people moving here. While they do build some base housing, many many of them are going to be in off base housing like the current members are.

It's going to get absolutely wicked here in the mid 2020s and I would prefer to get something prior to that whole fiasco tbh. I can refinance in 5-7 years or whatever.

Hopefully prices start dropping before I go into a house, but it really doesn't seem like I'm going to have an option if it doesn't happen in 2ish years.

Went to the cheapest wedding of my life this weekend. Not just budget friendly wedding but cheap as fuck. I wouldn’t be mad about it if it wasn’t a destination wedding requiring 10 hours of driving and 2 days worth of formalities that weren’t actually anything?

We wanted to go up Saturday morning and leave Sunday. Nope - there’s a rehearsal dinner friday(my boyfriend is in the wedding so we had to go for that). Not only did we have to pay for our own dinner - there was no rehearsal… so the $500 for the extra night at the hotel plus time off work was for nothing.

Then the bride punched my boyfriend in the face because she fell into a car while hammered and he said “watch out there’s a car there” while trying to catch her. (I took some money out of the card for this lol).

The wedding was a shit show. They had no music for the ceremony… the groom played it off his phone which didn’t sync to the speaker so we just listened to his phone. There were no decorations whatsoever. Because there was no rehearsal it looked so sloppy and awkward for those in the party.

The dinner was fine. But there were still no decorations! It felt like we were just eating dinner at a restaurant. There was no open bar until one of our friends opened a tab for everyone and made it an open bar on his dime.

They also invited a ton of people to their shower and bachelor(ette) who weren’t invited to the wedding and expected gifts and money from them. (Literally wrote “monetary donations accepted in lieu of gifts” on the invitation) Even though they weren’t invited to the wedding. It gave off the impression of a money grab and was sooooo tacky. Then to see their wedding come off as extremely cheap was kind of a slap in the face. They bragged about making enough money from their shower to pay for the whole wedding(why is this even being discussed the day before the wedding is asinine to me). So I took all the money out of my card after hearing that considering we paid $1800+ on the hotel, driving, suit/dress and their shower. And we threw them a $300+ bachelor party that the groom refused to ask others for money for. So my boyfriend ended up covering the whole cost. They didn’t pay for any of their bridal party’s rooms or clothes which is insane to me as every wedding I’ve been in at least something is covered. They didn’t even give party gifts??

fuck these people. They are genuinely the most insufferable assholes I’ve ever met and their wedding was the laziest, cheapest event I’ve ever attended. I’m not going to miss the money but I hate that I spent it on those fucks

A lot of people who bought at the peak of the market will be upset with their negative equity when Airbnb owners and boomers start selling or dying.

Banks need to loan to stay profitable and we aren't in as bad shape as China or even Europe when it comes to the economy there won't be a collapse just going to be a segment of the population locked into huge ass payments for a couple more decades.

I think there will be a firesale on the real high end 2mil and up shit somewhat soon though or vacation only areas.
