alright i need some help!

we're 4 danish guys who are travelling to mammoth mountain for 3 months (january 1st - march 31st). we have been offered a condo but the owner wants us to send the 500 dollars deposit before anythng is signed. perhaps i should mention that we've found the condo on mammoth mountains forum - so it's not through a rental company but through a private landlord

Now i would think the way to do this would be if he would send us 2 signed copies of the contract and we would return one of them incl. the 500 dollars to him - doesn't that sound reasonable?

are there any way we could check if he's an honest guy? i mean this could all just be a hoax!

this is how the contract looks - is that good enough?

This is a short term rental agreement for the condominium located at XXX, Mammoth Lakes, CA from January 1, 2009 to March 31, 2009.
The agreed upon rent is $1600.00 US dollars per month plus electricity charges.
Rent is payable by cash or money order on the 1st of each month. Electricity charges will be due Feb 1st., March 1st and March 31st, 2009.. Owner will send the tenant a copy of each month’s bill.
A damage deposit of $500 is due at the time of signature of this agreement.
Tenant agrees to vacate the premises and return keys on March 31st, 2009. Damage deposit will be returned at that time.

do not do anything with out verification of who is asking for the money. You should'nt have to send them an agreement - they should send it to you first.
 
DO NOT SEND MONEY. A generic lease on a house or condominium is around 6 pages long. That cannot pass for a housing lease.
 
eaxctly don't mess with this. Unless you have a signed agreement in your hand and you can send back another copy of it with the money.

lease agreements are usually 6 pages long, but lots of people shorten them when they are doing it private, because they think that's all they need.

Dude, that sounds awfully fishy to me. I would not send that guy the money. People who rob you always act like they need the money immediately so that you have to pay them soon unless you loose whatever is, making you act fast and not think it through. Also, 1600 for a whole condo in Mammoth sounds cheap to me, I have no idea of what it costs to live there, but that just sounds really cheap.

For those who do live there is it really that cheap? I wanna live there.
 
^ I do live there and $1600 for a 3br condo isn't really that cheap or expensive. It really depends on the quality. It's probably average quality and furnished. I rent a 3br unfurnished A-frame (with buddies) and it's $1300/month.

To the author of the thread, $500 bucks for security deposit is pretty cheap. If you are coming here from another country for only 3 months, you're going to have to pay some money up front to reserve the condo.

What's the address of the condo?

 
dude find one through a realtor's. 2 years ago we rented a place from a guy we signed papers adn then paid and everythting was all good untill we went to get the deposit back...whihc he had cashed which he wasnt supposed to and then he said he needed to clean the place even tho we had paid professional cleanrers to come in...the term ended in may and we didnt get the deposit back untill october and even then we didnt get all of it, and it wasnt until we had a lawyer call and say if he did not give it back we were going to take him to small claims court. so in the end we lost some of our despoit and hte guy was an ass. even tho we had signed papers and a contract and all that good stuff.

then last year we rented same type of deal but through a rental agent. it was awesome. i would call the realitor and tell them when something broke and it was fixed right away. and we just got the check yesterday for the whole deposit! like a month and 1/2 after our lease was up which isnt too bad. but it was so much easier and better. i suggest it because even if you have papers signed and stuff you can still get screwed.
 
Don't send the money untill you have a signature from him. Also, you might get lucky and get out of water/sewer bills. They usually wait like 6 months before shutting that stuff off. Be advised that you probably won't get your security deposit back, at least not in full.
