Who has bought raw land?

Sup yall I'm looking for general experiences of NSers who have bought raw land. What did you do with it? What costs were associated with development? Was it a good investment even if you didn't develop? Etc.... Looking at stuff in Vermont and about to put offers in on a few places. Blessings
 
We bought a waterfront parcel that is unbuildable. Well it’s currently unbuildable if I were able to negotiate some easements with the adjacent property owners to run water and sewer and power we could build a house on it. For now we just have an off grid tiny home and it is working great. For boat access and general hanging out on the beach.

Just make sure it perks well fir a septic and if it has a well or well related info is important and things like wetland bs wich could be a buzz killer and zoning if your thinking of short planting or whatever.
 
Consider buying land with high quality timber on it to offset your clearing and grading costs. Or use the timber to build the house. Or both.

Thats pretty sick... Do you have the ability to collect water or do you have to just bring it in?

As for power, yeah, just run solar and get a wind generator or two - I wouldn't even worry about the power grid hookup..

If you can do it, do it! They arent making any more of it. Not sure what the market is like in VT but I dont see land getting any cheaper in the near future.

Right now I am buying those 5 gallon water cooler jugs from the grocery store and with a $20 pump thing off Amazon that sticks on the top of it that charges off an android cord. Worth its wait in gold to wash a couple dishes or stay hydrated.

We run a 1000w solar generator for small charging stations, lights etc. I have a 2000w gas that will do slightly more but we heat with a propane RV heater and cook on the barbecue so there isn’t a ton of need for more power right now. Obviously it’s be nice to be able to run a mini fridge full time or whatever but we can keep ice in our coolers running a little Amazon ice maker that requires very little power so it’s good for now.
 
OP before you buy anything familiarize yourself with all local codes, and laws. As above, make sure the land can pass a perk test and can absorb the sewage unless water hookups are available, you could end up with a $20k sand trap being necessary.

Your gonna wanna know town regulations, ordinance, easements , deeds and liens on any property as well as accessibility to resources.

Finally, Vermont is dope, and idk where u live or goals/intentions for land, and our west coast members will hate this but land in wyoming averages 1000/acre, got mine at about 250 per, whereas Vermont’s closer to $4k+ And Vermont don’t have views like so….

Not that Vermont is t beautiful or dope for skiing, if your looking to invest, out west is where it’s at, we just bought a duplex with a tenant and a side for us, and our side is already rented out over 50 days when I won’t be around, I’ll probably have all my money back by next winters end and that’s reserving all February for myself. Hell some people are already emailing about next summer!

Well for me at least there’s not a tree within a mile, ok 1000’ but u get the point, and we didn’t move, we bought a vacation duplex in MT and land in WY to build on.

And as far as short sites, homie, if we put a million into the build, and the duplex both burnt down

1- it wouldn’t even be a fucking sent in my finances! Ever heard the expression piss in the ocean?

2-even if it bankrupt me, if the tenants go unharmed, worth it. Structures can be rebuilt bud.

LOL to be fair smoke carries and dozens of towns in the west have already halted any future building due to extreme/unprecedented droughts. But yeah, enjoy that tree-less desert while choking on smoke. Great investment!

Lol, you do realize that towns halting future development means that all development in those towns automatically raises in value - even if summer smoke carries, it will generally be stable
 
Man it’s obvious he doesn’t have a clue and speaks solely from a biased , and bitter opinion and I find it sad that he just cannot comprehend bc these types of possibilities are so far out of his reach and he’s basically k holed in whatever low class, low income economy he’s from and he just can’t grasp and see the obvious.

Yah probably, I still pity anyone who’s life has been so hard that they end up like him tho, it’s sad, seems like life really passed him by dealt him a loveless childhood and I couldn’t imagine having to life so miserably, it’s just sad man, troll or not. But oh well, Biggs got a week before heading out for the winter, I’ll be on snow in two weeks and hanging with friends thank god cause I’ve been bored to the point of 3 naps a day for a month, it’s excruciating, so bored….

totally a sick move on your property. we are not looking to create an income stream from renting on ours howeva. potentially on the agricultural side of things, but not from renting. land use regulations in vermont are absolutely awful, but i have been talking with town and state officials about stuff pertaining to our potential property and i think my brother and i will be looking good to develop it in the manner we see fit. at least they are quite friendly to ag, and mostly seem concerned with preserving the rural character and shit along major roadways. nobodys gonna be checking on stuff more out in the woods.

and ironically, considering the last few posts on this thread, the main reason i didnt look in colorado as much is because of seeing how bad the smoke and fires have gotten here over the last 8 years or so lol. i would never live in the front range but there are lots of mountain towns here i have seen decent land available within.

had an offer accepted yesterday for 7.3 acres in central vermont, time to get closing all organized
