If I was planning on staying for a while hell yes, but fuck it was such a hassle to submit all those documents the first time. I don't have the will or time to do this for a house I'll end up selling in 3-5 yrs. My current is 3.875 fixed and it's on autopay which was surprisingly annoying to set up. Plus I simply don't have the spare cash to refinance anyway.
For anyone who is gonna refi, do it before 12/1/20 when Freddie mac/fannie mae add a 0.5% fee to refinance.

Yeah actually we did just refi about 4 months ago or so. We were at 3.75 from the last refi, which at the time also seemed ridiculous but I know we are under 3 percent now. We took some cash out to pay off our other property outright, pay off the car loans and zero out the CCs it was a good move IMO

Houses have doubled, tripled or more in value over the last 5-7 years in the Seattle area. People just realize they can beat their returns in the state run stock exchange in Beijing by buying real estate. Where I live developers send out offer letters constantly and there neighborhood after neighborhood has every single house on the street being torn down and replaced with a mega mansion. That being paired with the amount of people who are here on work visas buying houses. It’s not that I care if people want to try and make money or move here but it’s kind of like when Nike started sponsoring skiers- everyone got dropped like a rock at the first sign of a better deal elsewhere.
