LOOKING FOR SEASONAL RENTAL IN MAMMOTH THIS WINTER

We're 7 people who've searched with no luck for accomodation in the Mammoth Lakes area. The time period is from start february till the end of may.

Our budget is about 4000 usd per month, maybe a little bit more.

The age of our group ranges from 19-21.

Hope someone can help us out! we're not very picky, we just need a dry and warm place to sleep:)

any tips as to where we might find available lodging are also very appreciated.
 
Are you not finding any availability or everything is coming in above your budget range?

Or not finding anyone who wants to rent to a large group of young people?

We have written to a couple of listed posts, but they have all turned us down. So i am thinking it might be the last reason you're suggesting. It really is a bummer because we're all passionate skiers and fairly responsible.

You just answered your own question. "Fairly Responsible" is code for we'll try not to burn the place down but hey shit happens.
 
What are your collective credit scores looking like? How much available to lay down on a deposit? Can you put together some sort of group resume highlighting all of your individual accomplishments, universities attending, stuff that would make your mums proud?

You're going to have to work to make it happen, I don't own a seasonal rental but if I did I might wait until a group or collection of families between the ages of 39 and 41 if you know what I mean.

We're looking at something even cheaper right now, but is the budget way off?

I forgot to mention it in the original post but we're all from Denmark, could this have an influence on our renting options?

None of us are studying right now but i don't see how that effects the renting options.
 
Try to get your parents (or anyones from your group) to co-sign/make the deposit. You're absolutely getting turned down due to your age. We used to have to do this for our spring break houses.

According to Mammoth's city council, 54% of the housing pool is vacant 85% of the time. People don't rent out their vacation homes and when they do it's AirBnB not long term to 7 young adults. So, I'll preface this by saying that there's a very high possibility that you will not be able to find a place in Mammoth.

https://www.blizzardpm.com/vacancies/ is the biggest long-term property renter in town but they don't allow cosigners and are very strict regarding credit checks, employment, and rental history for all tenants. If you all aren't squeaky clean, don't waste money on an application fee.

Problems you'll have:

1. There's not much long term housing

2. The long term housing available is very difficult to get and usually expensive

3. Housing requires a minimum of a 6 month lease most want 12

4. You're very young

Renting to 7 young people is a risk most landlords won't take. Renting to 7 young people who can't be sued for damages after the go home is a risk the nobody is going to take.
 
I live in Mammoth and you guys aren't gonna find a place... Your best chance is to look into Salt Lake City, UT.

We have a housing shortage here, and the people who already work and live here have/need the priority to housing.

Also doesn't help you are all under 21, are all foreign, and doesn't sound like you have jobs lined up (landlords want tenants with stable jobs here).

Come visit if you can, but definitely not recommending you to waste time trying to find a place to live here. All winter-long rentals are terms are typically Nov-April and they're all gone by Nov 1.
 
Nothing is popping up on Airbnb or vbro? That’s your only chance brah.

Maybe be split into 2 groups.

The motels in town are who will actually want your business. Mammoth is a ghost town mid week. You could negotiate 2 or 3 rooms in the same place for something reasonable most likely.
 
I rented a house to college kids once and what a mistake. Ruined the carpets and made meth. Just act, talk and dress up like you work at a church, bank and say you do charity work is the tip of the day here.
 
I wish you guys luck, but I think it will be tough.

I am with a ski lease group in Mammoth. My wife and I, along with three other couples, rent a two bedroom condo from Nov 20 to May 20 every year. We have been doing it for several years, we know the owner well. He rents to other people during the summer. Most of the couples in our lease use the condo a couple of weekends a month, typical ski lease stuff. The condo is empty most of the time during the week, the landlord likes that because the wear and tear is low.

Mammoth is VERY low on long term housing from what I have heard. Our landlord picked us over lots of candidates, there is a serious shortage of long term housing because many owners would rather short term rent through airbnb. You guys coming in during February is going to be tough because most of the long term winter rentals will be taken by people who are renting for the whole winter, starting in November, you are coming in at a VERY bad time.

You will also have a tough time because owners won't want to rent to a large group, large groups cause more wear and tear in general.

You MIGHT be able to get a rental if someone wants to airbnb during December and January, to get the money, then rent to you from February through May, when there is less traffic. That will be tough, you might want to put out some adds out or contact a real estate agent. Contacting an agent might be your best bet, but they might well want your parents on as cosigners. One of the things our Mammoth landlord liked about our group is that we were all older and had real careers and owned homes, so we had some credibility in case things were damaged. At your age you won't really have that.

Ski town housing has always been tough, but now it is worse than ever. I really think you are going to have a tough time in Mammoth.

One of my first ski leases, after I left being a Tahoe ski bum, had a situation which might have worked for you. There were four bedrooms, each with four beds in it. The owner did it as a ski lease, then rented eight of the beds to a bunch of college students from Denmark. It was really crowded, but I was not going to complain because ski leases in Mammoth are tough to come by. The Danish kids left in late April, after being there two and a half months. This was more than a decade ago, I did not rent from the guy again and I don't have any way to contact him, even if I did I don't know if he is still doing this.

I think you might want to look for a different place, somewhere other than Mammoth. If not, you could try contacting real estate agents, that might be your best bet. You are coming in at the wrong time in a tough market. You would have an easier time coming in During November or December and staying the whole winter. Like someone suggested, Salt Lake, a place with lots more availability, might be a better option. Or Maybe try Bozeman Montana. I could be completely wrong, I don't REALLY know anything about Bozeman, but areas which are JUST ski towns might have more options for you. Ski town housing is tight, it is VERY tight when are trying to come in mid-season.

Reno might be another option. I realize it is not a ski town, but it will be easier to find places to live there.

People who have lived in Mammoth for years are having trouble with housing. It is simply a very tough market. We are really lucky to have the arrangement we do.
