A home owners decision

Put in sod last year to have a nice grassy yard, and my dogs tore it to shit. Springs here and I am in between redoing the sod, or putting in some quality astroturf and saying green grass year round. My concern is on resell. Would you interested in a house with fake grass?

fence in a back yard area for the dogs? Then you can still maintain a nice yard.
 
Serious shits then, huh? And turning the grass yellow and killing it. I have no idea how cleaning shit on astro turf is but I'm sure, its not easy or maybe it just hoses right off? Can you walk them elsewhere? Or just them running around too is killing it also?
 
I can't imagine a turf lawn. I'd go for natural grass/shrubs (and no real lawn) first if I didn't want to play sports of some kind in it.
 
dude its like a small child, every day, if it goes a week its a 5 gallon bucket.. one is 100 lbs and the other is on his way at 70.

I walk them at the park but they wont go to the bathroom there, nervous shitters I guess. and it is the playing, as soon as it is wet the running and turning kills it
 
i wouldn't buy a house with turf. for resale, it probably depends on how well that's accepted in your area. Plan on selling soon?

You'll probably be fine reseeding the bad spots. filling with sand/dirt etc. Grass grows pretty quick.

Keeping it nice isn't out of your control. you're the pack leader and if you approached the yard the same as the carpet in your living room. Your dogs won't be tearing it up and shitting all over it. Boundaries man.

you can always redo the sod when you decided to sell, so it's nice for showings.
 
if you can, just plant real grass from seed, not sod. The dogs will have to be off of it for the whole spring/summer, but if you do it in 2 parts (half real grass half turf) then it will be much stronger and won't get ripped up easily
 
My neighbors have put AstroTurf in their small sideyard for their 3 dogs. They have some sort of drainage rock or whatever system under it so their dogs shit on it and the piss percolates into the ground. He says they just take simple green to the turf once a year or so. His main reason for doing it was its adjacent to their door so they can lets their dogs out to shit and they don't track any dirt in onto the hardwoods.
 
I would totally buy a house with turf. No more maintaning the lawn and you can just rinse the dog shit into the neighbors yard with a hose. No more fertilizer, lawn mower, trimmer, fertilizer, seeding to fix piss spots and a lower water bill, and less gas.
 
fake grass is equal to no grass. How much $$ was the sod to put in? I'd bump that up by 50% and devalue your home price by that much; The cost to re-sod it, plus the drop in curb appeal.
 
Wife and I just bought a house. We would never even think about buying anything without grass and a fence, because we have a large dog too.

That being said, our front yard is landscaped with rocks and a few plants. The backyard is all grass. The previous owner had stopped looking after the yard just before we bought the house, and both front and back were horribly overgrown by the time we took possession. It took a bit, but I think the grass in the back will be in good shape this summer.

A couple questions about your grass though. Are they female dogs? Dog urine is pretty hard on grass, and at least males have the courtesy to whiz on the fence. Also, with new turf you need to keep dogs and people off it for a while to grow strong roots. Or do you even need to completely re-sod? Can you just top dress and seed the patchy areas?
 
I did turf last year at my place, my yard is a really tiny DT yard though. I have dogs, and would recommend it for small spaces.

Personally, I'd be more inclined to buy a house with synthetic grass. The cost savings is just too much to ignore. Not to mention the time I'd save by not having to cut or maintain my lawn.
